=============================
We are located in clean, green Central New York between Syracuse & Rochester, and are having to sell our beautiful farm to accommodate a family health issue. We will be re-locating to North Carolina as soon as our Marcellus small farm is sold.
This is a 27.1 acre well-cared for farm with nice pastures and new pasture fencing for the three pastures. 17 acres are tillable that we have been leasing to a crop farmer for a little additional income. He is willing to continue to lease from new owners.
There is a 2003 barn with 6-stalls, a tack room, center loft and center concrete aisle. This barn is featured on the barn-builders website! Folks stop to take pictures of it so they can have one built like it! It's very efficient and well-laid out in addition to being weather-oriented precisely for our Marcellus winds and precipitation! Great for the animal's comfort and ours while working in the barn.
HOME: Large gourmet kitchen with lg island and 5-burner cooktop; double wall ovens; new dishwasher; walk-in pantry; bar sink; farm sink; 62 oak cupboards, cabinets and drawers! Kitchen office nook with built-in desk, cupboards, computer & high-speed cable ready with view to barn and pastures. Very large bright 1st floor laundry.
3-4 Bedrooms - private master suite on its own level with large closets and good view of the barn and pastures. Marble bath floor, vanity, sink and all fixtures. Ceiling fan.
Upstairs bedrooms for kids or company, or use one at that level as an office or large family room! Two closets in those rooms. Roof windows in both rooms. Just remodeled up there, and a soothingly private space. 1st floor guestroom, or use that as an office; newly remodeled and nice and bright.
Formal dining room, separate living room with cathedral ceiling and skylight. Full dry basement, attached garage.
The house has been updated throughout, including wiring, plumbing, bathrooms, flooring, kitchen, all exterior doors and new elec garage door, foyer, 4-Zone boiler (furnace). The new primary heating system (our new Stoker whole-home 96,000 btu stove) is thermostat-controlled for your comfort and will save you thousands on fuel costs! We use the homes baseboard hot water heat as a secondary heat source now because of the expense of oil, or whenever we travel.
Just finished repainting the interior a fresh warm, neutral color.

Your family & friends will be impressed with the tremendous curb-appeal of this property and with our wonderful neighbors, community and schools! We are just under 2 miles from the Village of Marcellus, and 4 miles from the Village of Skaneateles.
BARN: This is a 2003 barn built by Secor Lumber's Post and Frame Solutions Company. They generously agreed to combine two barn designs that we had researched and decided on, and built it with all the features we asked for. It has electric on each post, a hydrant that is shared in both the barn and tack room sink, rubber mats in all stalls over runner crush. We use 4-6" of pine shavings over the rubber mats to keep the herd healthy, warm and bug free. The barn features include:
Center concrete aisle with three floor drains
Center loft with window on rear (east) and loft door on front (west)
48' light bar facing south at top barn wall (discourages flies, encourages healthy natural light)
12' electric overhead west door
15' triple wood sliding door on premium track system on east
Three dutch doors (one for each north stall)
Insulated 9-lite pass door into tack room on north.
8' north full-length overhanging roof as herd weather shelter
Full exterior lighting over all doors and floodlights at both south corners
Full 8' florescent light fixtures over all north and center stalls and aisle.
Center aisle ceiling fan
Two custom vent cupolas, with bird screen
Custom computer bird repellant broadcast machine tailored for our local birds
Loft access stairway with rail and caged lighting in loft
Hard wired fire alarm in loft
22 pasture gates used in barn interior as stall dividers - works perfectly for the mini donkeys
Check out some of our little angels...
